  • Copy of valid passport (original required for verification)
  • Copy of Khulasat Al Qaid or National ID (original required for verification)
  • Original Salary Certificate (less than 45 days old) showing length of employment, designation, and salary package OR
  • Salary Transfer Letter (if salary is transferred to Emirates Islamic) containing details on length of service, current designation and salary package.*
  • Last 6 months bank statements reflecting salary credits
  • Liability letter (less than 30 days old) showing borrowings with the bank to which your salary is transferred
  • Original property documents, including:
    • Quote/Offer Letter from the seller
    • Sale and Purchase agreement
    • Title Deed/Mulkia and Site Plan
    • In case of Sheikh Zayed Housing Program (SZHP), Mohammad Bin Rashid Housing Establishment (MBRHE) and Sharjah Housing Program (SHP), copy of valid facility approval

Frequently Asked Questions

With a conventional mortgage, you borrow money to buy a property and repay it over time with interest. This is, however, not permitted under Shariah principles. Islamic home finance operates under Ijarah Muntahiya Bittamlik, a lease-to-own structure. You identify the property, and the bank purchases and takes ownership of it. The bank then leases it to you for an agreed term. Your monthly rental payments incorporate the property's cost and the bank's profit margin, which may be linked to a variable index within agreed upper and lower limits. Once you have fulfilled all obligations under the lease, ownership transfers to you through a Sale Agreement at a token price.

Profit rates on UAE home finance are shaped by the financing tenure, the finance-to-value ratio, the type of property (completed vs under construction, restricted land, etc.), the applicant's credit profile, and benchmark rates such as EIBOR, to which Emirates Islamic's competitive profit rates are linked.

Yes, self-employed UAE Nationals can apply for Home Finance for UAE Nationals by submitting the required business and financial documents, such as trade license copies, audited financial statements, and business/personal account statements, alongside the standard property documentation.

The Home Finance Calculator and EMI Calculator are designed to estimate your monthly instalments based on the finance amount, tenure and profit rate you enter; they are not designed to estimate the underlying construction costs themselves. For an estimate of construction costs, you would need an approved Bill of Quantities from your contractor/consultant, which the bank's engineering team reviews as part of the construction finance application.
